A clear path through complex land acquisition
— What We Do
Land rights acquisition sits at the intersection of property law, statutory regulation, and infrastructure delivery. It is a specialist discipline and treating it as anything less creates real risk. Errors in documentation, gaps in consent, or poorly negotiated agreements can stall projects, expose clients to costly legal disputes, and damage the relationships with landowners that future access depends upon.
Land Rights Acquisition was founded to address this challenge directly. We work exclusively on behalf of clients in the utility sector — gas, electricity, water, fibre, and emerging infrastructure — to identify, negotiate, and formally secure the legal rights they need to install, operate, and maintain apparatus on land they do not own.
We manage the entire lifecycle of each instruction. From initial landowner identification and first contact, through Heads of Terms and negotiation, formal legal documentation, to final execution and Land Registry registration, we keep every stakeholder aligned, every deadline tracked, and every decision recorded. Clients receive structured, regular reporting throughout, and are never left wondering where their instruction stands.
Whether the need is a single residential Wayleave for an IGT connection or a complex portfolio of Easements, Statutory Consents, and Incorporated Rights frameworks across a major development, we bring the same standard of rigour, the same depth of expertise, and the same commitment to getting it right first time.
"We navigate the full complexity of land rights acquisition — so our clients can focus on delivering the infrastructure the UK depends on."

— Sectors We Serve
Utility infrastructure across every sector
We act on behalf of clients across the full breadth of the UK utility and infrastructure sector. Whatever the network, whatever the scale, we bring the same depth of specialist knowledge and the same standard of care.
Distribution Network Operators & IDNOs
We support DNOs and IDNOs in securing the full range of Rights required for electricity distribution infrastructure, including substations, underground cables, switch rooms, and overhead lines. We are experienced in Incorporated Rights frameworks, where rights must be granted simultaneously to both a DNO and an IDNO within a single tripartite legal agreement.Independent Gas Transporters
For IGTs laying new gas infrastructure across private land, securing Land Rights correctly and efficiently is critical to meeting connection timescales. We manage all aspects of the process from landowner identification and Heads of Terms through to Deed execution and registration, ensuring the Rights obtained are appropriately scoped and legally robust.NAVs & Water Undertakers
New Appointments and Variations (NAVs) and statutory water undertakers require Land Rights for water mains, sewers, pumping stations, and associated apparatus on private land. We handle all aspects of acquisition, including complex consent requirements involving drainage boards, riparian owners, and the Environment Agency.Electronic Communications Network Operators
ECNOs rolling out fibre and telecoms infrastructure face a distinct regulatory framework under the Electronic Communications Code. We assist with securing appropriate rights over private land, through managed estates, and across multi-ownership sites — navigating the Code's specific provisions and the complexities of dealing with a wide range of landowner types.
EV Charging & Emerging Technology
The rapid expansion of the UK's public and private EV charging network has created a growing need for land rights advice, particularly for charge point operators seeking Licences and Wayleaves across a diverse range of land ownerships. We advise on the appropriate instrument, negotiate terms, and ensure agreements adequately protect ongoing operational access.Generation, Storage & Grid Connection
From solar farms and wind turbine arrays to battery energy storage systems and grid connection routes, the renewable energy sector generates significant demand for Land Rights across complex, multi-ownership sites. We support developers and grid connection agents managing statutory consents, landowner negotiations, and legal documentation to minimise programme delay.— How We Work
A structured process from instruction to completion
Every project we manage follows a clear, transparent process designed to give clients full visibility at every stage and ensure nothing falls through the gaps.
01 - Instruction and Scoping
q. 1/.We take a detailed brief, review project drawings and documentation, confirm what Rights are needed, and identify what statutory consents may apply.
02 - Independent Gas Transporters
We conduct comprehensive landowner referencing using Land Registry searches, contact tracing, and desktop research to identify all affected parties.
03 - Negotiation & Heads of Terms
We manage all negotiations on our client's behalf, acting as the professional intermediary between Statutory Undertaker and landowner.
04 - Documentation & Execution
We coordinate preparation of all legal documentation, working with our panel solicitors to ensure everything is correct before execution.
05 - Registration & Handover
Where required, we ensure Deeds, Leases, and Transfers are registered at HM Land Registry and provide a full project completion summary.
